«Spinnerei» is a mixed-use project featuring 20 rental apartments and approximately 600 square meters of commercial space. This development integrates the historical elements of the old spinning mill, which was originally constructed in 1858, with modern living standards. The apartment options range from 3.5 to 5.5 rooms, accommodating various family sizes and preferences. Each apartment is designed with spacious layouts and large windows, offering views of the surrounding landscape, including the Mythen mountain range and Lake Brunnen.
The building consists of four residential floors, accessible via two stairwells and two elevators. Each level provides a different configuration of apartments, ensuring a diverse living environment. In addition to residential units, the project includes amenities such as a basement parking structure with 30 car spaces, storage areas for bicycles, and hobby rooms. The integration of both residential and commercial spaces aims to foster a vibrant community within the development.
The project preserves the exterior walls and wooden supporting structure of the original mill, emphasizing the historical context while fulfilling modern energy standards through insulation and mineral plastering. This blend of old and new creates a unique living experience that respects the heritage of Ibach while providing contemporary amenities.
The interior of the apartments in «Spinnerei» is characterized by high-quality construction and modern finishes. The building includes:
- Insulated exterior walls with 20 cm stone wool for energy efficiency.
- Interior walls constructed from masonry, gypsum lightweight walls, or concrete.
- Roof built with timber frame construction, ensuring durability and insulation.
The apartments feature various layouts and sizes, offering:
- Spacious living areas with large windows for natural light.
- High-quality flooring options, including hardwood and tiles.
- Modern kitchen appliances and fixtures, promoting functionality and style.
In addition to the well-designed interiors, residents have access to:
- Storage rooms in the attic with electrical connections.
- Secure underground parking for vehicles and bicycles, along with child-friendly access for strollers.
