The project consists of five detached single-family homes situated on a slight hillside. Each house features a novel and spacious room concept, allowing for flexibility in layout modifications according to the resident's preferences. There are a total of 9 residential units, all with a floor area of 151 square meters and containing 5.5 rooms. Common facilities include an underground parking garage with dedicated spaces for each home and individual outdoor areas.
In addition to standard amenities, each home incorporates a ceiling height of 3.31 meters in the living area to enhance spatial perception. The buildings are constructed using reinforced concrete, with brick masonry walls and an extensible green roof. Options for personalizing the interior layout are available, including choices between three or four bedrooms, additional bathrooms, and walk-in closets.
Construction details
Construction features include:
- Floor slabs made from reinforced concrete as specified by the engineers.
- Outer walls consisting of 17.5 cm thick brick masonry with 14 cm insulation as per thermal proof requirements.
- Windows are equipped with triple-glazed insulated glazing (U-value of 1.0 or better) and include tilt-and-turn mechanisms.
- The entrance door is white aluminum with a peephole.
- Multi-zone underfloor heating provided by an air/water heat pump, with a 300-liter heat pump boiler.
Interior finishes comprise:
- Initial plaster for walls and ceilings in all areas; optional white plaster for a finished appearance.
- Kitchen installations will be customized according to individual design plans, with a budget of CHF 24,000.
- Floor coverings include ceramic tiles in various wet areas with a budget of CHF 110 per m2 for installation. Wall surfaces in bathrooms feature full-height ceramic tiles at a budget of CHF 120 per m2.
